📦 VIETNAM IS A DYNAMIC LOGISTICS MARKET IN SOUTHEAST ASIA

Vietnam is emerging as one of the most dynamic logistics markets in Southeast Asia as companies continue to diversify supply chains and expand production and distribution networks across the region.

According to Cushman & Wakefield’s Waypoint: Global Industrial Dynamics 2026 report, demand across Asia-Pacific continues to be driven by e-commerce and manufacturing.

Southeast Asia is benefiting from the regionalization of supply chains, as more companies distribute operations across multiple markets instead of relying on a single production base.

In Vietnam, growth is supported by manufacturing activity, export-oriented investment flows and the continued expansion of domestic consumption.

In the Southern Key Economic Region, including Ho Chi Minh City, Dong Nai and Tay Ninh, total industrial land supply reached around 36,400 hectares as of the end of Q1/2026.

Ready-built factory supply reached approximately 6.8 million m², while ready-built warehouse supply reached around 6.6 million m².

Occupancy remained high, exceeding 90% for both ready-built factories and ready-built warehouses, while industrial land occupancy reached 74.8%.

In the Northern Key Economic Region, average occupancy stood at 63% for industrial land, 86% for ready-built factories and 82% for ready-built warehouses.

The report also shows rising demand for modern logistics spaces with strong infrastructure connectivity and higher operational standards.
